We had a really great experience with White Water Realty. At the beginning of summer, we were looking for a long term apartment rental in San Clemente. Knowing that it was last minute, we decided to contact Sharon at White Water Realty right away. We had heard great things from another friend that recently put her house for lease in San Clemente. Sharon was able to help us find the perfect two bedroom apartment for our family. She did a great job at only showing us places that she knew were kid-friendly (with dedicated parking and not a ton of stairs). We look forward to using them again. We're planning on booking earlier but know that the entire team at WWR will be keeping their eyes open for a great rental for us.

My husband and I were looking for a one-month condo rental in San Clemente. We started working with White Water Realty, specifically Jodi Cook, at the beginning of February. After much back and forth with our questions, we signed a rental agreement for May that checked off all our boxes within two weeks.

A couple of days before we were set to depart, we learned about the landslide at Casa Romantica which was right next to the building in which we had rented. The media was reporting that our building had been red tagged. We called Jodi in a panic, worried that we’d have to cancel our trip. She explained the location of the landslide and reassured us that the building was safe.

On the day of check-in, Jodi met us at the building to deliver the keys, provide a tour of the property, and a packet of information with the condo login codes. She gave us a rundown of the best restaurants and things we should do to make the most of our stay. She began to feel like our only friend in San Clemente.

When we had questions in our early days about things like trash disposal and the security gate, she responded quickly to our requests for help. Jodi went beyond the call of duty.

We came away from feeling so positive about our experience with White Water Realty that we are already looking at their portfolio of rental properties for a potential return visit to San Clemente late summer or early fall. Definitely recommend!

One of their realtors was incredibly disrespectful. I was in the process of moving to the US from abroad. I went to see an apartment with him and told him how badly I needed a place to live. I told him that I would like to apply for said apartment. He left me sitting for 3 days and put me off with excuses. Then suddenly he said that other, very lucrative interested people had applied. This is highly doubtful, since the apartment is still online and available today.

Not only is it nearly impossible to have issues addressed (we went over a week without a working stove) but they did not honor the terms of our lease agreement. We were charged an additional cleaning fee of $120 even though it was not disclosed or discussed with us ahead of time, and when I contacted the office (Debbie) about it pre-move out, I was given no answer to any of my numerous emails other than that we needed the carpets professionally cleaned. We were charged for the discussed carpet cleaning, and a second payment of $120 was taken from our deposit.

Overall, a terrible experience with this company. They manage most of the apartments in the area which is extremely inconvenient, and makes them have a monopoly where they can just walk all over their tenants. I would recommend not renting with them if you can avoid it.
