After staying here, I completely understand the mixed reviews. We booked last minute while on a family road trip up the Oregon coast with two kids (7,4) and a dog.

While booking the reservation, the woman on the phone (Karen?) was very kind. She emphasized that the resort is family oriented, which after staying there, I think they really *want* to be. She was very up front that the park is 80% residents. The older gentleman who checked us in was also very kind. I understood, however, why the site doesn't take online reservations. They just don't know how to.

When you arrive, you drive past these residents and that's where the atmosphere takes a dive. The permanent resident sites are not well maintained. They are cramped, the campers are not just old, but falling apart and dilapidated. It gives the entire area a "sketchy vibe" for lack of a better description. I did not feel comfortable letting my kids take a walk around the campground with the dog.

Our site was right on the lake, beautiful, easy to back into, and spacious. Our neighbors appeared to be other families who also ended up there on a last minute booking. Our little area was perfect. But once again, we chose not to leave it. We even opted to rinse off in our camper instead of using the campground showers, which were the bare bones concrete of an old public park bathroom.

But the location has real potential. The lake is beautiful. And you are a 10-minute walk/2-minute drive from a stunning stretch of shallow sandy beach. For us, it was worth it to stay there just for the proximity to Sunset Beach. You are also five minutes away from town, with a Costco and everything you could ever need.

Interesting little campsite. Full hook ups. Very quiet. Sites backing onto the river are nice. Caretakers/owners very friendly and quick to help/answer any questions. Well stocked store with all the necessities and then some! Lots of long term residents who don't have pride in their site. Everyone was very nice though.

Right when we pulled in we witnessed a very unsavory character literally dismantling a trailer by hand and throwing the pieces into a dumpster. The sites by the lake are ok. Although someone had burned a pile of something in our spot, not in the fire pit. Had to run over the burn pile with our trailer tires too get in the spot. Couldn't put our slide out due to the bushes being overgrown. The hosts were great, but the 60+ permanent residents left something to be desired. There were a few that were decent folks, but the majority were obvious drug addicts. Old dilapidated trailers with trash piled around them. It was really bad. We also heard rumors that they been caught dumping sewage into the lake, and that the cops are there at least twice a week. If you want to hang out with tweakers, go there, if you want a nice relaxing spot to camp with your family, don't go there.

My husband and I have a wonderful time! It was our 4th anniversary. Very peaceful. We took our razor to ride on the beach, very short drive. Staff was very friendly and helpful. They are people who live there. Some noise in the the morning working on things. Overall the residents were nice. Will be going again next year with the camper and razor.

Very friendly check in. Knew we wanted to fish and put us right by the water. Maintenance guy was awesome. Nice fishing dock. Good selection of basic needs in the store. A bit expensive but well worth not having to drive somewhere. Good selection of fishing gear for a small location. The night crawlers were very active. Also Tillamook icecream

A last minute camping trip to the coast had us taking a chance on this ā€˜campground’.
The boy checking us in was kind and friendly- but has two overbearing older ladies talking over him and ā€˜mom-splaining’ every step. The dude had it under control— one gal at the counter behind his shoulder was already a bit intrusive— when the other old gal calls him on the phone, talking to him like he’s a insolent child. Poor kid, hope he makes it without out all the back breathers.

The rest of the park is a shock to the system. When reviews tell you that 80% are full time residence and there’s a good chance of drug deals and riff-raff, we should have listened.
The few people we did actually meet were very friendly and maintenance man was helpful— but the others were a constant buzz of traffic and comings and going’s.

We were placed lake side, and the actual spots on the lake were beautiful! They are a bit tight and on. Top of each other, but we managed and really loved being able to just push off from our camp spot right into the lake with our paddle boards and kayaks.

The general store was WAYY over priced. I’m talking a can of corn $3, noticed the price of Wal-Mart brand box of spaghetti noodles was $4! (Walmart is a 6min drive to the north, so save your money and go there if you need anything)

Location to sunset beach was stellar. 1/2 a mile and you’re on the beach!

The bathrooms were always clean and I appreciated that.. however they allowed a family with multiple tents and vehicles to set up camp in the grass in front of the bathrooms! Like, we had to walk through a family’s camp kitchen set up to go into the bathrooms.. the blocked the paths leading up, and idk how visitors or residents with mobility issues were able to enter the building.

For transparency, we spent $300 for 3 nights for a lake front site for a Travel Trailer, a tent and 3 cars. Our site did have water and electric hook ups - there is NO dumping site on site.

I don’t think we will be back, as the price just doesn’t justify the atmosphere. We were happy to spend the one weekend but that’s enough for us.

I had a blast at the campground area!! Randy did a great job guiding me into a tight spot with my 20’ trailer!! Sue is a very accommodating manager that let us switch spots to one that we liked better. She keeps the market well stocked also. They have a great beer and beverage fridge! The showers were hot and clean and everything in the bathroom worked and was very well maintained. And you can’t beat the 10 minute walk to the beach. We paid for seven nights and Sue gave us one for free! I also had the pleasure of meeting the night security guard Don on my last day! Thanks for the accommodations guys!!

Beautiful location right by the beach! I was able to park right up along the river filled with lily pads. It was straight out of a dream! They have a small convenience shop that closes at 9 PM and the bathrooms were really nice. As a solo traveler, I felt very safe here.
