This is our second year to visit for spring break. It is a family vacation spot for us. We love the spot and this rv resort is so very nice. The bathrooms are always clean and the showers are spacious. Beautiful pool area and hot tub with fire pit beside it. Out in another area they have a adult heated pool too. Our dog loves their dog park and they have two. We have our reservation for next year but very disappointed we couldn’t get a lake site and make this a year out.

Great facilities.
Large spaces for our 40 foot coach plus tow vehicle.

Pool closed at 7pm - which was very disappointing for my wife and me and especially for our kids.

It’s not a cheap stay, but if the pool hours were better, I’d give it 5 stars.

Very Nice, yes, luxury not just yet, not even trash pickup service, Super huge pull through pads, great hookup setup, 2 pools, one is very small. Main pool only open until 7pm. Only a handful of amenities. But the location is awesome Everything is near. For full luxury see Carolina Pines RV Resort, true luxury RV Resort, it really reset the bar for us.

This was our 1st long distance RV trip. We couldn't have asked for a better place.The staff was so friendly and helpful. The entire resort was extremely clean and very quiet. It is close to everything from the beach, grocery and boat rental across the street. We had such a good time that we extended our stay. We will definitely be back.

This is a nice well maintained RV CG. I stop at using the wording of “Resort” and “Luxury” but that is just an honest assessment. To many CG are using those titles that should not. This CG is close to what I would call a “resort” with a few more amenities like their sister Resort in Granby, CO. (River Run) That would also allow possibly for the title of “luxury” as well.
Excellent & clean facilities, all paved internal roads with level concrete pads & patio spaces. An adult pool in one side of the CG & a family pool on the other side.
Clean well placed bathrooms, showers & laundry.
Several sports activity amenities including sand volleyball, pickle ball & tennis along with a nice dog park in the same area.
The only downside this visit is a large expansion underway which I am sure is unnerving for those on that side of the CG with all the heavy construction traffic but more a bummer for me is the access at the rear of the CG is closed off to the Gulf State Park trails and Park itself which was a great benefit & amenity. (Miles of natural trails leading to paved park trails for walks, runs or biking.
There is a lake with approximately a dozen pull in sites. (Catch & release fishing)
We shall see what this coming expansion will morph into, hopefully with more and larger amenities for this “great start” CG.

I don’t even know where to start. This place is so beautiful. The bathrooms, sites, pool area, and clubhouse are pristine. They are efficiently run and have super friendly staff. They make us feel like family. Deborah is top notch and goes above and beyond! She had several lines going at once, as people were cancelling reservations, making reservations and dealing with an uncertain time with the virus. Melanie and Lynn are sweethearts too. They really run a flawless operation. We never even see a line when multiple rigs check in. I sure hope this company values their staff and compensates them well. Anyone can be replaced, but it definitely wouldn’t be the same. Hang onto this crew! We love Pandion Ridge and more importantly its people!

Very disappointed after driving 8 hrs to get there. Only 2 employees working and very limited amenities such as bath houses and only 1 pool open. No one enforced social distancing or cleanliness of the pool. Instead of a resort feel it seemed as though more locals came to utilize the pools.
Luxury resorts don't have to close adult pools for disgusting behavior happening.?

We have been on the road for 7 weeks, travelling LA to Florida and this RV Park is a stand out, on facilities and price. Super friendly staff and fabulous surrounds and access onto 25 plus miles of state park trails.
Excellent amenities, does feel like a resort.
Would rate as 6 stars if possible.
