Its nice and mostly quiet. Needs better street lights for at night time. Can barely see, the small lamps they do have give very very little to no light which can be dangerous to any residents walking or visitors who are driving through the lot

Nice 55+ community in Peoria. Manufactured homes of all sizes with nice amenities such as a pool, recreation center, park, outdoor b-b-q's. The staff in the office are very nice and I found them helpful. It is quiet and well kept.

Picked up friend to take to airport & 10 days later picked her up from airport & brought her home. She lives here & likes it. There's a dip just northwest of clubhouse where you have to turn. Maybe to slow people down but it's way too deep & needs raised up. I've been over sev times & that's my main complaint as a visitor. Their rent is WAY TO EXPENSIVE. If you own the mobile home, the size of the lot is too small for what they charge. & they don't pay water, sewer or trash which is extra so they need to stop gouging renters who own their home there. Park is nice in spite of few things.

If you follow the rules in the contract and don't make your own rules it is a wonderful place to live. Be nice to people and friendly. I was sad when I had to leave only because I live in my Rv and you have to pay up front for a year. Just couldn't do it. Office staff are great people.

I recently went to visit the property with a friend of mine to inquire as to how the mobile home community worked. I am a black female and my friend is a white male. I was greeted by the receptionist Ada Arnold who immediately gave a sideways look to her coworker Paula Mann as if to say, "Oh boy! What are THESE two doing here?" She nearly rolled her eyes at us. It was astonishing how blatant the look was and also astonishing that apparently Ada didn't think we had eyes and could see her expressions since we were standing right in front of her face. The first thing I was told by Paula, and I literally mean the FIRST thing, was "you're too young so that's that". She was very serious and very blunt. Mind you I was there with a senior who is in his 70s. They never even bothered asking who the property was going to be for and also, just as I already knew, I am eligible to live there because I am over their age requirement which is 35. By law they have to allow some younger residents. When Paula's comment about my age didn't deter me she then tried to make light her comment and act as if it were just a joke. Finally she had enough common sense to ask me who the property was for..... Seems she should have done that in the first place instead of trying to turn us out the door the second we walked in.

I don't have enough time or space to write down the entirety of this extremely awkward and negative experience, but long story short my friend and I ended up spending 30 minutes in the office listening to Paula talk about all these things that weren't really related to our questions about the community. I felt like she was spending more time trying to feel us out and figure us out instead of explaining the property and how it really worked. She also was clearly uncomfortable with me being black and kept making insinuations that they would treat people "fairly" and wouldn't judge me because the color of my "shirt". One of her first comments to us was about fair housing as if to say that mobile home communities are special because they participate in Fair housing.... which to my knowledge all housing communities participate in fair housing! This is not the 1950s. The vibe and comments were just really strange. It was my friend who later said after we left, *Wow! She was trying everything she could not to say 'Hey we noticed that you're black (and probably have an issue with that).'"

They also continued to insinuate that we couldn't afford much by saying things like "Oh maybe you can find a trailer for $5,000 and then just fix it up." Paula also insinuated that I didn't understand how utilities worked and she explained that if I bought property I would only have property there and that water trash sewer and electricity wouldn't be covered and also that no one was going to come and clean my house for me. I mean... Really Paula and Ada were very condescending and rude all whilst keeping a fake smile plastered on their faces. The inappropriate and off the wall comments just didn't stop for the entire 30 minutes. Unprofessional and RACIST are the words that come to mind with those two. I honestly haven't experienced uncomfortable racism like that in decades. This kind of community seems very clique-ish and almost cult-ish. If you're new or different or refuse to participate in their activities I'm sure they will not be very welcoming. They also mentioned that crime could be a problem in that area which is surprising, but if they're telling you that then it seems like it's not a very safe community to live in. Look elsewhere.
