Terrific little B&B in center of town. Mother-Daughter trip - we stayed in the “Suite” that had two twin beds. The beds were like sleeping on clouds! Enjoyed the sitting area - as we had a late “snack” dinner one night after a long hike followed by a very late lunch. Did not take too much advantage of breakfast offerings, as there are cute breakfast places in town also. House is accessible by a code entry, making things very simple.

My husband and I had a great stay! Roger, the innkeeper, was ready for us when we arrived with warm greetings, snacks, and local recommendations. The manor was well kept and beautifully decorated. It is a quick 2 block walk from Berekely Springs State Park (roman bath is a MUST- we went twice), and within walking distance to most restaurants, as well as shops, antiques and spas. ||||We stayed 2 nights in the Washington Suite. It was impeccably clean, and the towels and sheets smelled wonderful! I really appreciated the fresh appearance- there were antiques, but it wasn't dated, dingy, or over the top as many of the other B&Bs in the area looked. The bed was very soft (not for those who need a firm mattress). The road running through the middle of this small town is a major thoroughfare, which can get noisy, but the white noise machine provided was helpful. The noise bothered me a little the first night, but was easily remedied by putting my headphones on, and my husband was not bothered at all. I suggest bringing some earphones or earplugs if you are a light sleeper, but it's still so worth it to stay here! The Jacuzzi was clean, relaxing and very therapeutic.||||Roger was very accommodating- he had breakfast ready early on a day we booked massages, and prepared vegetarian friendly food for me while still having some bacon for my husband. The food was amazing! We had individual egg casseroles and raspberry croissant french toast, as well as fresh fruit. Thank you Roger!!

I wish we were there for more than just one evening, but we will definitely be back. The inn keeper Roger is absolutely charming. The accommodations were impeccable. I was amazed at the absolute cleanliness and attention to detail throughout the inn. The room was very comfortable and the bed luxurious. The private bathroom was beautiful and pristine! Something uniques is that you have full use of the house. Everything was so well appointed and Rodger made every effort to see to it that you wanted for nothing. The grounds are beautiful and I can't wait to return in the spring to sit out back on the patio by the stream! Love it! Can you tell? I can't wait to go back!

We booked this place last minute, as in 2pm on Friday when we were heading out. I have to say it wasn't our first choice based on the photos online but they called me back promptly and had availability. ||When we got there, the place was much cuter than the pictures belie, and it really does back up to a running brook- compete with a little patio that overlooks the brook and a small wood. ||Roger, the innkeeper, made our stay an absolute pleasure. He is friendly, accommodating, a wealth of knowledge, and despite his own protestations- makes a mean breakfast. ||On Saturday morning, we started with a home made banana parfait followed by blueberry French toast. On Sunday morning he made some kind of baked ham and egg and cheese casserole thing that was simply delicious. ||We stayed in the Washington room, which is at the front of the house and picks up some street noise. Nevertheless it was very comfortable and Roger had a white noise generator in the room, which surprisingly helps. The bed is very comfortable. ||Some folks may laugh at this, but the b&b is stocked with high quality toilet paper. Soft, none of that cheap hotel stuff. ||Brookside is well maintained, super clean, and very comfortable. We would absolutely stay here again.

My family rented this house over Thanksgiving and it was really perfect. It is very close to downtown so you can walk there very easily. Renting it really felt like home, we had several small children and it was just a great property to visit. The small patio in the back, the rooms are large and so are the bathrooms. Great place!

Came to the area for a "gathering" of old H.S. friends, in nearby Little Orleans. Had a nice, relaxing time taking in the weekend in Berkley Springs, which has it's own unique charm. Room was wonderful, certainly better than most B & B's I've stayed. And not only was breakfast delicious, it was filling enough to keep me going through the whole day. Roger was the perfect host: Easy to talk to, but un-intrusive. AND the place was immaculately clean!

The cottage is great--nice kitchenette that allowed us to stay in one evening and have breakfast each morning before heading out for the day. Great tub with jets in the bathroom and the bed was comfortable. There is some street noise but Roger provided a white noise machine--very accommodating! We would stay here again. One suggestion for Roger--perhaps provide an iron and ironing board?

The inn is very well situated and within easy walking distance of plenty of great restaurants, shops, pubs and the springs. The room was very comfortable and breakfast was delicious. we had the pleasure of sharing the inn with two other really nice couples and had a great conversion around the breakfast table as well. To top it all off, the innkeeper, Roger, was outstanding. Very helpful and accommodating with a great knowledge of the town and its environs. Highly recommended.
