Travelling from AZ. To BC. We wanted to stop for a few days. Contacted Smoky Point RV Park for availability. We were directed to the “Full Service” park.. Turned out it was a residential trailer park? No office found, so I called back and then Karen drove over to meet us and we followed her to Emerald Springs RV Park the “Sister Resort”.. the office staff was nice and we were told it was a full service park as well. Lots of paperwork..then we were charged $67.00 … Karen drove us out to our “site”.. which was a FIELD at the back of the park. We were also WARNED not to let our small dog out ..off leash…as there were several Coyotes in the field and bush area. The Coyotes howled most of the night and , as we found out in the morning, actually attacked a Doberman being walked on leash at dusk!
We arrived at Arlington WA. Before 4pm but it was almost dark by the time we PAYED & PARKED then got the news about the FULL FACILITIES!! AND THE COYOTES!!!
Our FULL SERVICE SITE…NO SHOWERS….NO BATHROOMS….NO INTERNET….NO TV/CABLE!!!!
We were told the OWNER locked all the showers/bathrooms.
A HWY. REST STOP WOULD HAVE BEEN A BETTER DEAL.
A VERY PRICEY LESSON/ SCAM AT. $67.00. NOT IMPRESSED 👎 NO REFUNDS GIVEN.

Big trash cans now.
Laundry room is minimal but usable
Great for local amenities.
Good place, it's home.
Some of us stay vigilant to help each other and keep it clean and safe.

We live here full time while we build our home. One laundry room,2 bathrooms, garbage and Utilities provided. Nice and friendly people. Measure of safety. Walking distance to shops & restaurants.

I have lived at this park for 10+ years now. The residences are nice and friendly, the location is great, the price is good and it is quiet. The main complaint I have is getting work orders completed. I have been asking for over 4 years to have some trees either removed or trimmed (which they are now scratching my unit) and some garbage removed that is hidden behind the shed. Some of the things they ask for us to do to keep the place looking nice is good, but it would also be helpful if they would do their part to keep the place looking nice also. New gravel for the sites that are looking low, sheds rebuilt or fixed up, and recycling would be a great option to have. If these things were resolved, then this place would get a 5 star from me.

I went to update my review from 3 months ago, but was not able to comment or update it.

There has been some changes since my last review. The trees are gone. So nice, more open and no more tree messes. And I will not have to worry during our next wind storm when a branch is going to hit my unit.

We have a quiet location with little to non police activities (at least from what I see), little traffic and clean environment. Neighbors are fantastic and we watch out for each other, does not matter if you are there 'full' time or just for a short stay.

There are a few things that could be done to help maintain the lots, but over all I do love where I live and have for many years and will continue for many more.

This is a fairly decent park I really had no issues with it other than the way they manage their payment system. I've been here for a year and if I am one day late with the rent they charge a $50 late fee no matter how reliable you have been they charge it anyway. Complicating the payment system if you're a long-term renter they don't take credit cards, they don't email you a bill, best you will get a phone call if you're lucky, so when you're late they charge a fee this is not friendly for people who are traveling a lot back-and-forth. The staff is friendly that's a plus but the Internet they offer for free is sketchy and only intermittently seems to work well enough to actually use. In general I don't expect any consideration, it's more like they're doing you a favor by letting you stay. That's from someone who's been here a year.
