Very nice B&B, clean & walking distance to main st. Leavenworth. Our room "Sun Room" was small but was tidy, had plenty of amenities. The room could use some updating as it's very 80's style. The bed was fairly comfortable, but sheets were super scratchy & stiff. The room had it own bath which was clean but again needs some updating. The host Debbie was very welcoming and although she was not there when we arrived she made sure we were new where our room was. |She had cookies waiting & checked in with us to make sure we where settled. Breakfast was delicious & plentiful. This B&B is a very good value. Will recommend to others & will stay again in the future. Enjoyed our stay.

We use this as our family tradition every winter and would stay for a couple days. We have stayed here at least 6 times and enjoyed every moment of it. If you would like a break from the hustle and bustle of town and want somewhere to relax, this place is it 🙂

Nice location, walking distance to town. Nice mountain views. Four of us shared the suite and it more than was roomy enough for the four of us. The bath and shower are tiny but adequate. The place could use some updating and a really good clean as there was dirt on the floors and dust and just the general uncleanliness to the room but it was very roomy and accommodating for the four of us. The upstairs kitchen could have used some cleaning as well. We were thrilled to have a hot tub which is outside the house and beautiful view.||We were disappointed with the kitchenette though it was not stocked with anything except a couple of wine glasses, mugs and cutlery. No paper towel, aluminum foil, small containers, salt-and-pepper, napkins etc to help with the preparation of some food that we purchased at Costco. ||The one big disappointment for us was arriving on a weeknight and being told by the homeowner that breakfast would not be served upstairs but instead would be brought down early in the morning before we awoke, do the fact that she needed to go to work on weekdays. Having expected a really nice B&B breakfast , which is something that I really look forward to, this was disappointing ; but had we known before we'd booked we would have adjusted our expectations. Nevertheless the following morning was a weekend and her breakfast upstairs was absolutely fabulous! Generally I find Leavensworth overpriced but this B&B we found reasonable all things considering. ||

Booked through Airbnb...Great directions and easy to find. The contact less check in was nice. The rooms were clean and smelled fresh. The twin beds together for a king are a good idea in theory; however, for two people we sank into the middle but the bed was very comfortable.

It was exactly as described; microwave, coffee pot and baby fridge. The bathroom is tiny but functional with a shower, the sink is in the bedroom area. The coffee was great, with alternative sugar sweetners (the half and half came in the yummy breakfast basket) that was provided.

There were wine glasses, corkscrew and chocolates. The robes were a nice touch.

This ultimately was a very nice and comfortable place to stay, will definitely stay again.

This charming bed & breakfast is located a few easy blocks to Front Street in Leavenworth but far enough away to enjoy the quiet and serenity of the North Cascades. The 'Sun Room' has the essential features and amenities including a comfortable queen bed, TV, dresser, high-back wicker chair, and wood bench. A sliding glass door takes you directly to a dedicated parking space in front of the garage and carport for the owners. The bathroom is well-appointed with a mini refrigerator, microwave, and coffee maker. The shower has great water pressure and plenty of hot water, even when the B&B was fully booked with guests. Each guest room has its own bathroom; this one has two doors - one that leads out to the living room of the house (that can be locked) and the other, a small louvered french door than leads back into the 'Sun Room'. My 'relationship-caution' is that the french door doesn't provide any sound barrier so everything that happens in the bathroom can be heard. 🙂 Unfortunately, we were only able to find one outlet in the room that was easily accessible to charge our phones and laptop. Outside, a perfect temperature hot tub awaits. Our host, Debbie, was lovely and treated us with kindness and care. Breakfast was prepared each morning for guests but we only indulged for one morning to take advantage of early starts each day for outdoor adventures and explore the many restaurants in Leavenworth (Don't miss Good Mood Food for breakfast and Viscontis for dinner!)

The B&B is clean and tidy, with pleasant grounds to stroll (lots of wild birds to see, too!) and is within walking or easy biking distance of downtown attractions. ||||We stayed in the Edelweiss Suite, which is a converted basement with a master bedroom and two futons in the sitting room to accommodate larger families. Since it's a basement, there's no view, and it has a sort of dank quality - not really very cheery. We've stayed in several B&B's now, and this experience was a bit more like sleeping in the cot in Grandma's cellar than staying in an upscale B&B. Still, the suite was clean, decorated in a fun "lodgy" style with various knick-knacks, and had a working 'fridge, TV, and WiFi. Watch where you step, because the floor has several 1-2" step ups and step downs - real toe-stubbers. ||||Outside, there's a nicely manicured landscape with nice views of the surrounding mountains. The lukewarm hot tub has a privacy screen from the neighbors that effectively negates any view. ||||We stayed one night. The owners checked in with us in the evening to see how we were doing, and the lady of the house cooked our breakfast. Kind of seemed like she was in a hurry to get out the door to her day job - breakfast was okay: fruit with yogurt and an overdone Eggs Benedict. Filling, but nothing to write home about, compared to other places we've stayed.||||In all, compared to the prices of other hotels and hostels in Leavenworht, The Tumwater Mtn. B&B provides pretty decent value, with a reasonably nice stay. I wouldn't really think of it as a destination, but when the destination is as cool as Leavenworth itself, with all the variety of activities and restaurants available, I'd say this was a decent base camp. I'd potentially stay here again - but I'd check for other places again first.

A very good comfortable accommodation very walkable from the main areas. There are three nice rooms, Edelwise suite seems to be the bigger one. Debbie checked for Breakfast preferences in advance. Rooms have a very vintage decor feel, which is nice. The only improvement I wish to have is to have some more cleaning and upkeep. I had a good night sleep in the queen futon beds.

Nice, quaint B&B in Leavenworth. It is the home of its host, Debbie, and has three rooms, including one in the basement (Edelweiss) that can fit four people easily.
The location is gorgeous, with great views of Tumwater mountain and a short 12 minute walk to the central area, where everything happens. Debbie is a great host, and she will cook you a delicious breakfast in the weekends, making you feel as if you were a house guest!
We stayed in the Edelweiss suite, and we really enjoy it. Our only issue was that the heaters are a bit loud, if you are a light sleeper that could pose a problem.
