The property advertises "luxury accommodations and boutique hotel style". This is highly inaccurate. It is clean, safe, newly-renovated, and value-priced. But it is abundantly clear that this is a renovated cheap motel, not any sort of luxury property.

Rooms are very small, with a strange layout (entry/exit is through the bedroom, with a separate living area off to the side).

Beds have nice soft linens but super-cheap bouncy saggy mattresses.

Walls and floors are thin, go to sleep with the noise of upstairs rooms stomping around, and wake up to running car engine noises

Housekeeping is not provided daily, but not informed at check-in - we came back to a nicely cleaned room the first evening, then the 2nd day returned to unmade beds, no new shampoo and dirty towels., Told when we inquired that service is only every 2-3 days. Would have been nice to know in advance.

King rooms have a kitchen, but queen rooms just have a dorm-style mini-fridge stuffed in a closet, and a microwave hidden in a cabinet - no dishes or utensils provided.

Hot tub was cold and broken one of the days of our stay and covered in bubbles and scum the others.

Unfriendly policy on pool towels requires check-out from the front desk, where they laugh at your face and tell you you'll be fined $25 if you leave them in the room.

Overall this hotel would be good with the right expectations set in advance, but we expected luxury from photos and advertising and were sorely disappointed.

Absolutely gem! Elijah at the front desk check in was a beautiful human being and was so helpful and kind! The room was incredible! Tastefully decorated and in absolute pristine condition. The bed sheets were AMAZING, I felt like I was in a 5 star hotel. I had one question that required maintenance, Jimmy came immediately to address the concern, he was incredibly pleasant and helpful. The grounds are absolutely stunning and immaculate. Highly recommend!

Excellent service I will be coming here from now on when I visit Tucson. Elijah helped me out with checking in he was very friendly and very quick made it easy to check in. This place definitely deserves 5 stars. My kids and myself are happy to be here. Thank you. Also Thank you Thomas who cleaned the room I'm staying in great job. Room is nice and clean. Oh also the price for the two queen beds was great I'm surprised they even had availability for me last minute.

On 12/25 someone stole my perfume out of the bathroom. I'd used it that morning and sat it back on the counter. When I returned a few hours later to change clothes, it was gone. After reporting it to Michelle the GM and then to Roger Abbott in CA, owner of the property, they did not believe me. I bought this fragrance in Florence, Italy and it was very special to me. Why would I bring it with me, use it and then report it stolen? I am appalled! Then the manager said after I left, they went into my room and there was a strong perfume smell. I had none to spray! What they smelled was the strong chemical smell that my fiancée and I smelled when we checked in. He complained of the smell, but I said it was probably just cleaning solution, but they blamed me stating they had to air it out b4 renting again. What? ||||The owner said my claim would not be addressed because out of 4000 Expedia reviews, they have never had a report of theft. As if any of their staff could never steal! The general manager said she would check the room access log and after finding out who cleaned my room during the time I was gone, which was only the bathroom area on Christmas morning where my perfume was, she still believed her housekeeper over me. But of course the housekeeper would lie because there would be consequences for theft. They didn't even consider giving me the benefit of the doubt stating they have known most of the staff for years and they wouldn't take it. I am so disappointed with the lack of trust I experienced and the fact that they didn't believe me at all and didn't offer me any concession. I was counseled to make a police report. Roger had the nerve to say there are safes in the room. As stated to him, I can understand placing my watch or something extremely valuable, but I wouldn't think I need to hide my perfume. There's no telling what else he/she snooped in. Out of all my years of travel, l have never been violated until I came to raggedy Tucson!

I would definitely recommend this hotel. For the money, this was an excellent value. I checked in rather late and the front desk was quick, super friendly and extremely accommodating. The suite was very nice with two separate rooms both with rather large flat screen TVs. Full size refrigerator, cooktop and microwave. The bed was very comfortable and linens nice and soft. The morning front desk was nice enough to grant me an extra hour because I overslept. I wish I had more time so that I could have checked out the pool. Next time!! Highly recommended.

(As far as the previous review about "luxury" - this is definitely a "higher end" property with nicely remodeler interiors that are more luxurious than some of the very expensive resort properties I've stayed at. I didn't hear any other guests, and slept soundly. Was it the Ritz-Carlton? No, but I wouldn't expect that kind of "luxury" for under $300/nt, and the rates here are considerably lower. So, pay no mind to that negative review. If you're looking for "luxury" at a bargain price, this is definitely a BEST BET!)

When we visit Tucson we always choose 3 Palms North Foothills. The King suites are very accommodating, clean, comfortable and provide everything we need to enjoy our vacation. The pool and hot tub are nice and the grill is a plus! Very helpful and friendly staff.

One of the BEST hotel experiences iv ever had! SO affordable but also amazingly clean and spacious. The staff were all absolutely amazing I felt so comfortable asking anything and felt so welcomed. Didn’t get to use the pool but it looked beautiful as well as the hot tub and mini golf.
P.S. Please let the staff member who was working the check in at 3am on 9/16/2024 that she is absolutely amazing at her job and the kindest soul ever.

I visit Oro Valley about every other month....have stayed at various places, but nothing beats 3 Palms for location, price, quality and helpful staff. I've now stayed there 4 different times. The King Studio is just a great deal for someone who wants to make their own food or who is on a separate schedule than traveling partner (I get up early and the wife sleeps in, so the separate room/kitchenette is ideal.) Definitely worth the slightly more cost (than standard - which I will admit, is a bit smaller than most hotel rooms.) Workout room is solid. Pool is nice to entertain friends in the area. I've been impressed each time by the friendliness and helpfulness of the staff. This past visit involved a self-inflicted (3rd party reservation) issue. The staff was super helpful in resolving the situation.
